What is a pivot door?
A pivot door turns on a pin at the top and bottom of the door instead of hinges on the side frame. The door’s weight goes straight down into a floor bearing, so a pivot door can be far taller, wider and heavier than a normal hinged door and still open with light pressure.
The pivot is set either in the middle of the door (centre pivot) or a short distance in from one edge (offset pivot, usually about 75–150 mm). When the door opens, part of it swings inwards and part outwards, which gives the slow, balanced movement pivot doors are known for.
That is why pivot front doors are the first choice for modern Dubai villas with double-height entrances: one large panel, no visible hinges and a clean, minimal look from the street.

Slim pivot doors for modern Dubai villas
A slim pivot door keeps the frame as narrow as possible so the door reads as one clean panel, or as a large sheet of glass with a fine aluminium edge.
- Narrow sightlines: slim aluminium profiles put the focus on the glass or the panel, not the frame.
- Hidden hardware: the pivot hinges sit inside the door and floor, so nothing shows on the frame.
- Flush details: full-height pull handles, recessed pulls and flush floor plates.
- Colour to match: matt black, bronze, grey or any RAL colour, including different colours inside and out.
- Glass options: clear, tinted, frosted or fluted glass, or a solid insulated panel for privacy.
- Side panels: fixed glass sidelights or a fanlight above the door to fill a wide or tall opening.
Slim frames still need the right hinge for the door’s weight and a proper seal at the head and threshold. We specify both at survey stage, so the door looks minimal without losing performance.
How pivot door hinges and mechanisms work
Two things decide how a pivot door moves: where the pivot point sits, and what hardware controls the swing.

Concealed pivot hinges
A hydraulic hinge built into the bottom of the door, with a top pivot in the head. Modern systems add self-closing, soft-close speed control and hold-open positions. For example, the FritsJurgens System M+ is rated for doors up to 500 kg and 5,000 mm wide.
Floor springs
A closer set into a box in the floor, common on frameless glass pivot doors and busy commercial entrances. It controls closing speed and can hold the door open.
Motorised operators
An automatic door opens with a remote, keypad, sensor or smart-home command, with safety sensors and a manual override for power cuts.

Bigger doors need heavier pivot hardware, stiffer frames and more glass or panel.
Hardware
Free-swing, self-closing or motorised pivot systems are priced very differently.

Finished marble floors, reinforcement or difficult access add time and labour.
Pivot doors built for Dubai’s climate
A front door in Dubai faces direct sun, summer highs above 45°C, coastal humidity and dust. A good entrance door is specified for all of it.
- Thermal break: insulating strips inside the aluminium frame stop heat passing through the metal. Read how a thermal break works.
- Sealing: there is no full frame stop, so we fit perimeter seals and automatic drop seals at the top and bottom to keep out dust, air and noise.
- Threshold drainage: exterior doors need the floor box and threshold detailed so rain and wash water drain away.
- Corrosion protection: stainless steel and coated hardware for coastal villas on the Palm, Jumeirah and the Marina.
- UV-stable finish: quality powder coating that holds its colour in strong sun.
Tip: ask any supplier how the head and threshold of a pivot door are sealed. Most complaints (dust, draughts, hot air) come from gaps there, not from the door itself.
Pivot door security, smart locks and automation
Multi-point locking
Several bolts lock into the head, floor and frame at once, so a large door is held at more than one point. For higher security, ask for a door tested to a resistance class such as RC2 or RC3 under EN 1627.
Smart locks
Fingerprint, keypad, card or app access, with mechanical key backup. Smart locks can link to video intercoms and home automation.
Automatic pivot doors
A concealed or overhead operator opens the door on command, with obstacle sensors, adjustable speed and a manual override. Common in villas and hotel entrances.

How to choose the right pivot door
Before you order, answer these questions. They decide the hinge, the size and the price, and they are the same points we check at survey.
- Where is it going? An exterior front door needs a thermally broken frame, drop seals, threshold drainage and a lock suited to an entrance. An interior door does not.
- How big and heavy? Height, width and infill set the door weight, and the weight sets the hinge. Tall exterior doors also have to resist wind pressure.
- Offset or centre pivot? Offset for a wide clear opening at the front door, centre for interior doors that turn both ways.
- Self-closing or free swing? Busy entrances usually need self-closing hardware; homes often prefer a soft, free swing with hold-open positions.
- Which way should it open? Check the swing against stairs, furniture, walls and the sidelights, including the part of the door that swings the other way.
- What finish? Colour, handle, glass and veneer choices change both the look and the price.

Survey
We measure the opening, check the floor structure and level, the head for the top pivot, the swing space and any drainage needs.
Design & drawings
Size, pivot position, hinge, finish, glass, handle and lock are agreed and drawn before fabrication.
Fabrication & floor preparation
The door is made to size. The floor box or bearing is set level into the floor, ideally before final flooring in new builds.
Fitting & adjustment
The door is hung, aligned and adjusted for balance, closing speed, seals and locking, then tested and handed over.

Pivot door maintenance and repair
A well-fitted door needs little care. Clean the frame and glass with a soft cloth and mild cleaner, keep sand out of the floor plate and threshold, and have the alignment, closer and seals checked once a year.

What are the disadvantages of pivot doors?
They cost more than hinged doors, need floor work for the bottom pivot, and need careful sealing at the top and bottom because there is no full frame stop. An offset pivot also takes some space on the hinge side when open. With the right hardware and seals these are easy to manage.

How thick does a pivot door need to be?
Concealed pivot hinges that fit inside the door usually need a door at least 40 mm thick. Large and heavy doors are made thicker for stiffness. We confirm the thickness on the drawing.
Are pivot doors good for front doors in Dubai?
Yes, if they are specified properly: a thermally broken aluminium frame, drop seals and perimeter seals, threshold drainage and corrosion-resistant hardware. These stop the dust, heat and draughts that cause most complaints.
Are pivot doors secure?
They can be very secure. Use a multi-point lock that bolts into the head, floor and frame, and for higher security ask for a door tested to a resistance class such as RC2 or RC3 under EN 1627. Smart locks can be added.
Can a pivot door be automatic?
Yes. A concealed or overhead operator can open the door by remote, keypad, sensor or home automation, with safety sensors and a manual override. Motorisation adds about AED 8,000–15,000.
Do pivot doors need special floor preparation?
Yes. The bottom pivot carries the door's weight, so it needs a solid, level floor and a floor box or bearing set into it. In new builds this is best done before the final flooring; in existing homes we cut and reinstate the floor locally.
Can a pivot door be fitted in an existing villa?
Usually yes. We check the floor structure, the head above the door and the swing space, then install the floor bearing and door. Marble or tiled floors are cut neatly around the floor box.
How long does it take to get a pivot door installed?

Can a pivot door be fire rated?
