Why sliding doors suit Dubai homes
Sliding doors, also called patio doors or gliding doors, open without swinging into the room. The panels run on rollers along a track, so they need no clearance in front of them. That makes them the natural choice for apartment balconies, villa terraces, wardrobes and room dividers where floor space matters.
Our aluminium sliding doors are made in Germany with Roto, Siegenia or GU hardware: slim frames down to a 20mm sightline, thermal-break profiles and double glazing with Low-E options, so the view gets bigger and the heat stays outside. Balcony sliding doors for Dubai apartments
Most Dubai balcony openings are 2–3 metres wide, which suits a 2-panel door (one fixed, one sliding) or a 3-panel door that opens two-thirds of the width. Because the panel slides, the balcony keeps all its floor space for furniture.
What matters on a balcony
- Dust and sand seals. Brush strips and an interlock seal where the panels meet keep sand out on windy days.
- Wind at height. High floors see stronger wind, so glass thickness and frame depth are chosen for the panel size and floor.
- Child safety. A key-lockable handle or secondary lock stops small children opening the door.
- Building approval. Balcony doors change how the facade looks, so most towers need written consent first. See approvals.
Choosing glass for sliding doors in Dubai heat
Glass makes up most of a sliding door, so it decides how much heat, glare and noise come through. All our sliding doors use toughened safety glass as a minimum.

Two numbers to ask for on every quote
U-value is how much heat passes through the glass. Lower is better: our standard clear double glazing is around 2.8 W/m²K and Low-E double glazing around 1.8 W/m²K. SHGC (solar heat gain coefficient) is the share of the sun’s heat that gets through, from 0 to 1; lower is better in Dubai. The NFRC guide to window ratings explains both.
Glass thickness by panel size
Larger panels need thicker glass and stronger frames to handle their weight and wind load, especially on high floors where wind pressure is greater. We calculate the glass thickness for each panel from its size and the floor height, and state it on the quote.
Tip: ask for the full glass build-up, for example “6mm toughened + 12mm gap + 6mm Low-E”. A single figure such as “10mm glass” usually means single glazing. Premium glass also needs a thermal-break frame, or heat simply bypasses the glass through the aluminium.
Soundproof and heat-reducing sliding doors
How much noise do they cut?
With acoustic laminated glass and multi-chamber seals, our sliding doors reduce outside noise by up to 40dB. A 10dB drop sounds roughly half as loud to the human ear, so traffic that dominates a room becomes background sound.
- Glass: acoustic laminated glass does most of the work; thicker, unequal panes work better than two equal ones
- Seals: gaps let sound through, so interlock and brush seals must close fully; lift-and-slide doors seal best
- Installation: the frame is sealed to the wall so noise can’t bypass the door

How they reduce heat gain
A thermal-break frame puts a polyamide barrier between the inner and outer aluminium, so less heat conducts through the frame, and a Low-E coating on the glass reflects part of the solar heat back outside.

How much you actually save depends on the glass specification, the orientation, external shading and how the air conditioning is run, so we do not quote a saving figure until we have seen the opening.

Powder coating in 200+ RAL colours, or anodised silver, bronze and champagne. Popular in Dubai: matt black, anthracite grey, white, bronze and champagne gold. Dual-colour frames can be one colour inside and another outside.

How secure are sliding doors?
Worries about security come from older patio doors with a single centre latch and loose panels. A correctly specified modern aluminium sliding door is a different product.
Multi-point hook locks
Steel hooks engage the frame at several heights along the panel. Because they rotate behind a keep, prying the panel outwards pulls the hooks tighter instead of releasing them. Choose a key-lockable handle wherever the door can be reached from a garden, pool deck or ground-floor terrace.
Anti-lift protection
If a panel can be lifted 10–15mm it can be lifted out of the track while still locked. Anti-lift blocks in the head track close that gap. Lift-and-slide panels sit down onto a compression seal when closed, which makes lifting them impractical.
Laminated glass
Toughened glass is safe but leaves an open gap when it breaks. Laminated glass stays in place when cracked, so for openings reachable from ground level we recommend laminated or acoustic laminated glass.

Frames are CNC-machined to your opening, powder-coated in your colour, fitted with rollers and seals and factory-tested before shipping to Dubai. This takes 2–3 weeks.

What to check before you order in Dubai
Changing a door that can be seen from outside is rarely just between you and your supplier. Sorting approvals first costs nothing and avoids a finished door being questioned later.
Apartments
Most towers need written consent from the developer or owners’ association before work that changes the building’s look, and that usually includes balcony doors. Many specify an approved frame colour. Ask building management before you choose a finish.
Villas
Master communities usually publish architectural guidelines that can restrict frame colours, reflective or dark glass and changes to openings. Ask for the guidelines before ordering a non-standard finish.
If you rent
Tenants normally need the landlord’s written permission for fixed installations. Agree in writing whether the doors stay or are removed at the end of the tenancy.
Structural changes
Replacing a door in the same opening is simple. Widening or lowering an opening affects the structure and needs engineering input and approval under the Dubai Building Code.

Replacing old sliding doors
Much of our work is replacing sliding doors that are ten or twenty years old: stiff, leaking air or framed so heavily they block the view. First, check whether you need to replace at all:
- Sticking, noisy or jumping panels are usually worn rollers or track: that’s a sliding door repair, not a replacement.
- Mist between the panes means the sealed glass unit has failed; the glass can be replaced without the frame.
- Corroded frames or no spare parts make replacement the sensible route.
- Thinner frames or better insulation only come with a new system.
Older doors often have 60–90mm frames, so a slim 20mm profile in the same opening gives noticeably more glass. In most cases the opening doesn’t change. A standard 2–3 panel door is removed and replaced the same day, and we take the old aluminium away for recycling.
