Why Dubai offices choose glass partitions
A glass partition is an interior wall made of toughened or laminated glass, either held in slim aluminium frames or fixed frameless into floor and ceiling channels. It divides a floor into meeting rooms, cabins and zones while letting daylight reach the middle of the office.
In Dubai, where office rent is charged per square foot, that matters: glass keeps a floor feeling open, makes small rooms usable and shares the window light instead of blocking it. Framed and modular systems can also be taken down and reused when a layout or lease changes, which gypsum walls cannot.

10–12mm toughened glass fixed in slim floor and ceiling channels, with glass-to-glass joints and no vertical frames. The cleanest look for client-facing offices, showrooms and meeting rooms.

Glass held in powder-coated or anodised aluminium frames. The frame carries the load and absorbs site tolerances, so it is the most economical system and the easiest to dismantle and reuse.

The glass build-up decides how private a room is. Sound insulation is rated as Rw in decibels: the higher the number, the less you hear. The figures below are typical laboratory Rw values published by glazed partition manufacturers for complete systems.

Lab rating vs real rooms
Rw is measured in a laboratory. On site, doors, gaps and sound travelling over the ceiling or through the floor usually make the result a few decibels lower. Ask any supplier which Rw figure applies to the exact system they are quoting.
Specify acoustics room by room
Putting double glazing around a whole floor is the most common way to overspend. Use it in the two or three rooms where confidential conversations happen, and single glazing elsewhere. The privacy descriptions follow the sound transmission class scale.
Gaps matter as much as glass
Acoustic rooms need sealed door edges, drop seals and a partition that meets the slab or an acoustic ceiling barrier. Acoustic laminated glass, such as Pilkington Optiphon, uses a special interlayer to cut more noise than plain glass of the same thickness.

Double-glazed partitions can also have integrated blinds inside the cavity, giving privacy on demand without dust or cords to clean.
Most offices mix both: double glazing for the few rooms that need real privacy, single glazing for everything else.

What moves the price
Glass specification
The biggest variable. Going from single to double glazing adds a second pane, a sealed cavity, a deeper frame and heavier hardware.
Framed or frameless
Frameless costs more because the glass is structural: thicker panes, precision channels and tighter installation tolerances.
Ceiling height and floor
Dubai towers commonly run 2.7–3.2m floor to soffit. Above about 3m, panels need thicker glass and heavier top channels. Uneven or raised floors need extra packing.
Doors and finishes
Each door adds floor springs or patch fittings, locks and handles. Frosting, sandblasting, digital print and branded manifestation add per-m² cost.
Sliding, folding and modular glass partitions
Not every partition has to stay closed. Movable systems let one room work as two.
Sliding glass partitions
Glass panels running on a top track, used as a sliding door into a meeting room or to close off part of an open space. A typical 2m × 2.5m sliding partition costs AED 4,500–8,000 installed.

Modular and demountable partitions
Framed systems assembled from standard frames and panels that can be taken down and rebuilt elsewhere. They cost more upfront but are the better choice on short leases or when teams change often.
Frosted, decorative and privacy glass
Clear glass is not the only option. Decorative glass partitions add privacy and character to offices, clinics, restaurants and homes.
- Frosted and sandblasted glass: diffuses the view but keeps the light. Frosted bands at eye level are the most cost-effective privacy option.
- Etched and patterned glass: geometric, floral or custom motifs, including logos for reception walls.
- Fluted (reeded) glass: vertical ribs that blur the view while keeping light, a popular look for meeting rooms and clinics.
- Tinted and coloured glass: grey, bronze or coloured panes for a feature wall or room divider.
- Decorative films and digital print: gradients, branding and patterns applied to clear glass; they can be replaced when the design changes.

Safety: large areas of clear glass need visible markings (manifestation) so people do not walk into them. It is a safety requirement, not decoration, and we include it in every design.

Approvals for office glass partitions in Dubai
Adding partitions changes the fit-out, so it usually needs approval before work starts. The route depends on where your office is.
1. Building management

2. Mainland Dubai
Fit-out works follow the Dubai Building Code. Work that affects fire compartments, sprinklers or escape routes must meet the UAE Fire and Life Safety Code under Dubai Civil Defence.
3. Free zones
Free zones such as DMCC, DIFC and JAFZA run their own fit-out permits. The Dubai Development Authority, which covers areas like Dubai Internet City and Dubai Media City, publishes its fit-out permit requirements online.
4. Fire-rated areas

Supplied and installed, framed aluminium partitions cost about AED 250–450 per m², frameless glass AED 400–650 per m² and double-glazed acoustic partitions AED 500–850 per m². Doors, hardware and manifestation are priced separately.
How much does it cost to partition a 50 m² office in Dubai?
A complete glass partition package for a 50 m² office usually costs AED 20,000–40,000, depending on how much of it is acoustic and how many doors are included.
Are glass partitions soundproof?
They can be. Typical laboratory ratings are about Rw 33–36 dB for single 10–12mm toughened glass, 39–40 dB for single acoustic laminated glass, 43–45 dB for double glazing and up to about 50 dB for double glazing with acoustic laminated panes. Real rooms are usually a few decibels lower because of doors and gaps.
What glass thickness is used for office partitions?

Framed and modular systems can usually be taken down and reused with new seals or glass. Frameless systems fixed into floor and ceiling channels are harder to relocate. If your lease requires reinstatement, plan for it at design stage.
Are glass partitions cheaper than gypsum walls?
No. Gypsum costs less per square metre. Glass is chosen for daylight, an open feel and the ability to reconfigure. Many offices use both, room by room.
