Villa projects
Most villa work in Dubai comes down to one question: how much of the opening can actually be cleared, and what happens to the panels when it is. The answer changes with the room, the structure above the opening and how the family uses the space.
Whole-villa glass door replacement
A full set of openings replaced across one property, keeping a single frame profile and finish throughout so the ground floor reads as one system rather than a patchwork.
Beachfront villa opening
Coastal exposure changes the specification: salt-resistant finishes, heavier seals and a drained threshold, because the wind comes off the water with sand and spray in it.
Contemporary family home
Wide panels onto a garden, with the stack parked clear of the walkway so the family route in and out is not blocked when the doors are fully open.
Traditional villa modernised
Older villas rarely have square openings. This one was surveyed point by point and the frames were made to the measured sizes rather than trimmed on site.
Dining room onto terrace
A folding set that turns a closed dining room into a covered outdoor space for the cooler months, then seals tight again when the AC goes back on.
Frameless corner slider
A glazed corner that opens on two sides. The corner post disappears when the panels move, which is the whole point, and which is why the head support has to be right.
Systems used on villa work: bifold and folding doors, sliding doors, ultra-slim sliding, telescopic sliding and pivot entrances.
Seeing them move
Photographs show the finish. Short clips show the thing that actually matters day to day: how the panels run, how they stack and how much of the opening is left clear.
Apartments and towers
Apartment work has its own constraints, and most of them are logistical rather than technical. Panels have to reach the floor, the building has rules about working hours and common areas, and the opening usually cannot be altered structurally.
- Access planned first. Panel sizes are checked against the lift, the stairwell and the corridor turns before the glass is ordered.
- Balcony openings where the slab level, the drainage fall and the balustrade all have to be worked around.
- Building approvals handled where the management company requires them, with work scheduled to the hours the building allows.
- Lobby and common-area glazing, where the finish has to match what is already installed.
Common systems here are sliding and internal folding doors, plus wardrobe fronts as part of a wider refit.
Offices, retail and hospitality
Commercial openings are judged on different things: traffic, access, egress, the fit-out programme and how the opening looks from the street. The door has to survive being used hundreds of times a day.
Corporate headquarters
Entrance and internal glazing coordinated with the fit-out, so the door schedule, the partition layout and the ceiling grid all line up.
Retail storefront
A shopfront where the glass line is the shop window, so the sightlines and the reflection matter as much as the ironmongery.
Partitions and meeting rooms
Glazed fronts and doors that keep daylight moving through the floorplate while giving meeting rooms the acoustic separation they need.

Specialist and non-standard work
Some openings are not a catalogue item. These are the ones that take an extra site visit before anyone quotes.
Curved glass walls
Curved and faceted glazed walls, where each pane has to be set out individually and the frame follows the geometry rather than the other way round.
Dual colour aluminium
One finish inside, another outside, so the frame suits the interior scheme and the facade at the same time.
Oversized panels
Large panes that need heavier hardware, a checked head detail and a planned access route on to site. The limit is usually the structure, not the glass.
Switchable glass
Glass that goes from clear to opaque on a switch, used for meeting rooms, bathrooms and street-facing glazing.
Pergolas and shading
Aluminium pergolas and shade structures, often specified with the same finish as the doors they sit outside.
Retrofit and replacement
Taking out a failed or dated system and fitting a new one into the existing structural opening, with the making good included.
How a project runs
Free site visit
Measurements at several points, the structure above the opening checked, floor level and drainage looked at, access route for the panels confirmed.
Written quote
System, glass, hardware, finish, sizes, dates and installation scope in writing. Nothing is ordered before you approve it.
Manufacture
Typically 2–3 weeks for aluminium systems, to the measurements taken on site.
Installation
Usually 1–2 days for a standard opening. Frame levelled, panels aligned, perimeter sealed, drainage tested.
Handover
We walk the door with you, show the adjustment points and hand over the warranty.
After-care
Servicing and repairs stay with the same team, under a 10-year warranty on our aluminium door systems.

Every project on this page is made in our own workshop in Al Qusais Industrial First and fitted by our own team. These are the systems and the pages behind the work.

Questions about our projects
What kind of door projects do you take on?
Villa terraces and lounges, apartment balconies, whole-villa replacements, office fit-outs, retail storefronts, hospitality entrances and specialist work such as curved glazed walls and oversized panels. Residential and commercial, new build and retrofit.
Do you only work in Dubai?
No. Dubai is where our workshop is, but we work across the UAE including Abu Dhabi, Sharjah, Ajman, Umm Al Quwain and Ras Al Khaimah.
Can you replace doors in an existing villa without changing the structure?
In most cases yes. We survey the existing structural opening, the floor level and the head detail, and make the new frames to those measurements. Where the structure has to change, we say so before quoting.
Do you handle apartment and tower projects?
Yes. The main constraints there are access and building rules rather than the door itself, so we check panel sizes against the lift and stairwell and work to the hours the building allows.
Can you match an existing finish across several openings?
Yes. On whole-property work we keep one profile and finish throughout so the openings read as a single system. On a partial replacement we match as closely as the existing finish allows and tell you honestly where it will differ.
How long does a project take?
Aluminium systems are typically manufactured in 2 to 3 weeks and a standard opening is installed in 1 to 2 days. Whole-villa work, oversized panels, motorisation and special finishes take longer and we confirm the programme in writing.
Do you work with architects and contractors?
Yes. We work to drawings and to the site programme on fit-out and construction projects, and coordinate the door schedule with the partition and ceiling layouts.
Can I visit to see the profiles and finishes?
Yes. Our workshop and office are in Al Qusais Industrial First, Dubai, open Monday to Saturday, 8:00 to 19:00. Choosing a finish in your hand is much easier than choosing it on a screen.
What warranty comes with a project?
Our aluminium door systems carry a 10-year warranty, with the terms set out in the quotation. Servicing and repairs stay with the same team afterwards.
