What each sector actually needs
- Retail and malls: an open-feeling frontage, fast entry at peak hours, and compliance with the mall's fit-out manual, handover dates and working hours.
- Restaurants and cafés: frontages that open to a terrace in winter and seal against heat and dust in summer, plus separate, hard-wearing service doors.
- Hotels: lobby entrances with wind and dust control, function rooms that can be divided, and back-of-house doors that take trolley traffic.
- Offices: glazed meeting rooms with a sound target, access control at the main entrance, and doors that fit the ceiling and floor build-ups.
- Clinics and labs: wipeable, flush detailing with few ledges, and seals that hold a pressure difference where the brief calls for it. This is a specialist specification, so we quote it against the consultant's requirements.
- Warehouses and light industrial: wide spans, robust hardware, motorisation where the door is used constantly, and parts that can be replaced without shutting the bay for a week.

How to specify a commercial door
Take this to your consultant, contractor or supplier. Anything left blank becomes someone else's decision later, usually on site.

Fire, escape and approvals in Dubai
Escape doors are a separate decision
Escape routes need doors that open in a set direction, with a limited operating force and without special knowledge. Sliding, folding and revolving systems normally do not qualify, so the compliant escape doors have to exist elsewhere and be counted in the occupancy calculation.
Fire rating is a tested assembly
A fire-rated door is a certified set: leaf, frame, seals and hardware tested together. Swapping a handle or a closer for something uncertified can void the rating, so we supply fire doorsets complete. See fire-rated doors.
Requirements sit under the UAE Fire and Life Safety Code of Practice administered in Dubai by Civil Defence, alongside the Dubai Building Code. Malls and free zones such as DMCC, DIFC and JAFZA also run their own fit-out approval processes. The practical rule is simple: raise the doors at concept stage, because the escape strategy changes the floor plan, and the floor plan changes the doors.
Automatic entrances: what to plan before you buy
- Traffic pattern: steady flow suits sliding; occasional use may only need a swing door with a closer.
- Power and controls: a dedicated supply, the position of the control unit and an accessible isolator.
- Safety devices: presence and approach sensors set so the door never closes on a person or a trolley.
- Power failure: a manual break-out or override, agreed with the fire strategy.
- Air and dust: in summer, entrance doors decide how much hot, dusty air the air conditioning has to fight.
- Servicing: sensors and drives need an annual check; build it into the handover pack.

Occupied buildings: restricted working hours, booked service lifts and loading-bay slots are normal in Dubai towers and malls. We plan around them so the site is safe and usable at the end of each shift.
What drives the cost of commercial doors
Commercial doors are priced per opening, because two doors of the same size can be completely different products. Every project is quoted after a survey. These factors move the number:

What counts as a commercial door?
Any door specified for a business rather than a home: shop and showroom entrances, restaurant frontages, hotel lobbies, office and meeting-room doors, clinic doors and warehouse openings. The difference is the duty rating, the compliance role and the servicing plan, not just the size.
How are commercial doors different from residential ones?
They open far more often, so the hardware is rated for repeated daily use and the parts are made to be replaced. They also have to fit the building's fire and escape strategy, and they are normally maintained under a schedule rather than by the owner.
Can a sliding or folding door be a fire exit?
