Repair first, replace only when it makes sense
Most glass doors that stick, rattle, leak air or refuse to lock don’t need replacing. In Dubai the usual causes are fine sand in the bottom track, rollers worn down by heavy panels, rubber seals hardened by the sun, and frames that shift slightly with the heat. These are parts-level repairs. A new roller set or a fresh seal costs a small fraction of a new door.
We look at the whole system, not just the part that failed, so the fix lasts. If a door really is past repair, for example a corroded or bent frame, we tell you plainly and quote a replacement through our door installation service.

Aluminium window repair

Parts we repair and replace
Most door and window problems come down to one of these parts. We carry common sizes and order system-specific parts when needed.
Rollers and wheels
Rollers carry the full weight of a sliding panel. We replace single and tandem rollers, adjustable roller sets and lift-and-slide carriages. Once bearings fill with sand or wheels flatten, the door drags and starts wearing the track, so early replacement protects the track.
Tracks and guide rails
Bottom tracks collect sand and get dented by trolleys and furniture. We clean, straighten or replace damaged sections, clear drainage slots, and repair top guides and carriers on folding systems.
Rubber seals, gaskets and brush strips
Seals keep out dust, noise and hot air. We replace EPDM glazing gaskets that hold the glass, weather seals around the frame, brush (pile) strips on sliding panels, and magnetic and drip seals on shower doors. UV hardens and cracks them over time, and new seals often make a room noticeably cooler and quieter.
Handles
We replace flush pulls on sliding doors, lever handles on folding doors and casement windows, long pull and D-handles on pivot and glass doors, and window handles on tilt-and-turn systems. We match the finish where available: black, silver/chrome, gold and others.
Locks
We repair and replace hook locks on sliding doors, multi-point locks on folding and entrance doors, key cylinders, patch locks on frameless glass doors, and window locks. If the handle turns but the door won’t lock, the gearbox or keeps are usually the cause. We fix the lock and re-align the door so it locks without force.
Hinges, pivots, floor springs and closers
Folding leaves hang on hinges and carriers, pivot doors turn on a pivot or floor spring, and office glass doors use door closers. Wear here makes doors sag, drift or slam. Adjusting or replacing these parts early avoids bigger damage.
Glass panels
Cracked panes, misted double-glazed units and scratched glass are replaced to size in clear toughened, tinted, laminated or Low-E glass.
Pivot hinges, patch fittings and floor springs
This is the part most handymen will not touch. A frameless glass door does not hang on a frame, it hangs on patch fittings clamped to the glass and a floor spring set into the screed. The same fittings go into the pivot entrance doors we make new, so the common sizes are already in our Al Qusais workshop. When one of those is out, the door drops, drags on the tile or stops latching, and tightening the visible bolts usually makes it worse.
Floor spring
The box under the floor that carries the weight and closes the door. It has two valves: one sets the closing speed from about 90 degrees to 15, the other sets the latch speed over the last 15. Hydraulic oil leaking into the screed means the unit is finished, not adjustable.
Top and bottom patch
The stainless shoes clamped over the glass corners. The gaskets inside compress over time and let the panel shift a few millimetres, which is enough to throw the whole door out of square.
Pivot pin and bushing
Where the door actually turns. A worn bushing shows up as a door that swings past centre or rattles in the wind before it fails properly.
Over-panel patch and corner lock
The fittings that tie a fixed over-panel or side light to the door. If these loosen the whole screen moves as one, so the door is blamed for a problem sitting above it.
What can be adjusted and what cannot
- Adjustable on site closing speed, latch speed, back-check, patch fitting height within the slot, floor spring cover plate and door alignment against the jamb.
- Replaceable without new glass floor spring cassette, top pivot, patch gaskets, cover plates, corner locks, rails and handles, provided the existing cut-outs match the new fitting.
- Needs new glass any change that moves a hole or a notch. Toughened glass cannot be drilled, cut or ground after it leaves the furnace, so a fitting with a different hole pattern means a new panel, not a new bracket.
We measure the existing hole centres and glass thickness before ordering anything, because a 10 mm and a 12 mm panel take different patch fittings and the difference is not visible from a photograph.
Locks, cylinders and locking hardware
A door that will not lock is rarely a broken lock. It is usually the door sitting a few millimetres away from where the lock expects it to be, and the lock is simply the first thing that stops working.
Euro cylinder
The key barrel. Measured from the centre screw to each face, so a 35/35 and a 30/40 are both 70 mm and only one of them fits flush. Replaced on its own without touching the rest of the lock.
Multipoint gearbox
The case inside the door leaf that drives the hooks and bolts when you lift the handle. Gearboxes are matched to backset, faceplate width and point spacing, not by brand name alone.
Hook bolts and shoot bolts
The hooks that pull a sliding or folding leaf into the frame, and the rods that fire top and bottom. Bent shoot bolts are the usual cause of a door that locks in winter and not in summer.
Keeps and strike plates
The receiving plates in the frame. Most have a few millimetres of lateral adjustment, which is the correct place to take up a small misalignment instead of forcing the handle.
On glass doors the lock sits in a rail or a patch fitting rather than the leaf, so the options are narrower: corner lock, rail lock with a floor socket, or a centre lock between two leaves. We identify which one is fitted before quoting, because they are not interchangeable. On bifold and folding doors the same gearbox drives the shoot bolts at the top and bottom of the traffic leaf, which is why a folding door that will not lock is usually an alignment job rather than a hardware one.

Clean the tracks
Vacuum the bottom track and wipe it with a damp cloth. Sand is the number one cause of roller wear in Dubai. Check the door closes and locks without force.
Every three months
Lubricate and check seals
Use a silicone spray on tracks and moving parts. Avoid oil or grease, which trap sand and turn it into paste. Look for cracked or shrinking seals.
Once a year

A service checks rollers, alignment, seals and locks before small wear turns into a repair. October (after the summer heat) and April (after the humid months) are good times.

How much does glass door repair cost in Dubai?
Most repairs cost between AED 150 and AED 600. Track cleaning is AED 150–250, rollers are AED 200–400 per panel, seals are AED 300–500 per door and locks are AED 300–600. Glass replacement is priced per square metre, from AED 400 for 6mm clear toughened glass. We confirm the price from your photos before any work starts.
How long does a repair take?
Most repairs are finished in one visit, usually within 1–3 hours. Glass replacement takes 3–5 hours when the glass is in stock. Custom sizes may need an extra day for cutting.
Can you repair a door that another company installed?
Yes. We repair sliding, folding, pivot and shower doors whoever installed them. Send photos first so we can check which parts the system uses.
What does the warranty cover?
Every repair has a 6-month warranty on parts and labour. If the same problem returns within that time, we come back and fix it at no charge. It doesn’t cover new damage from impact or misuse.
Why is there mist between the panes of my glass door?
The seal of the double-glazed unit has failed and moist air has got in (how sealed glass units work). It can’t be cleaned from outside. The fix is to replace that glass unit; the frame and door can usually stay.
Do you repair aluminium windows too?
Yes. We repair sliding, casement, tilt-and-turn and fixed aluminium windows: rollers, friction stays, handles, locks, seals and glass.
Can you replace just the lock or handle?
Yes. Locks and handles can usually be replaced on their own, without changing the door or window. Send a photo of the existing part so we can match the size and finish.
Can cracked toughened glass be repaired?
No. Toughened glass can’t be repaired safely once it’s cracked or chipped. The pane has to be replaced with new glass cut to size.
Do I need to be home during the repair?
For homes, someone needs to give access and check the finished work. For offices and buildings, we can coordinate with your facilities team or security.
How can I pay?
By cash, bank transfer or card, after the repair is finished and tested. You get an invoice listing the parts, labour and warranty.
