Most people asking what sliding glass door installation costs in Dubai have already collected two or three quotations that do not agree — and cannot be compared, because they are priced differently and include different things. This guide is about reading a quotation properly: what sits inside an installed price, what is usually left out, and how to line three quotes up side by side in about fifteen minutes.

What is actually inside an installed sliding door price

An installed price is not one thing. It is roughly eight things, and a quotation that does not separate them is hiding at least one of them.

  • The aluminium system. The profiles themselves, cut and fabricated to your opening. Deeper, thermally broken, slim-sightline systems cost more per metre than basic ones.
  • The glass. Frequently the largest single line. Thickness, coating, laminate and acoustic interlayers each add, and at large panel sizes the glass can outweigh the frame in cost as well as in kilograms.
  • The gear and hardware. Rollers, carriages, tracks, locking, handles, soft close. Rated for the panel weight, or the door will not last.
  • Fabrication labour. Cutting, machining, assembling and glazing the panels in a workshop before anything reaches your home.
  • Removal and disposal. Taking the old door out and getting rid of it. Often quietly excluded.
  • Installation labour. Setting and anchoring the frame, hanging the panels, adjusting the rollers and the locking.
  • Sealing and making good. Perimeter sealant, trims, and repairing the reveal where the old frame came out. This is the line that separates a finished job from an installed door.
  • Warranty and aftercare. A real warranty has a cost behind it, because somebody has to come back. Ours runs to 10 years on our aluminium systems.

When two quotes differ sharply, the difference is almost always sitting in the glass line, the hardware rating, or in making good — not in profit.

Per panel, per square metre or per opening: why quotes will not line up

Three suppliers can quote the same door three different ways, and the totals will look nothing alike even when the work is identical. Convert everything to one basis before you compare anything.

The one-line test: divide every quotation by the same opening area and compare the rate per square metre. If one is far below the others, the difference is in the specification, not in generosity.

What a complete quotation has to state

If a quotation is missing any of these, you are not comparing prices, you are comparing guesses. Ask for the missing lines in writing before you decide.

Opening dimensions

Width and height, as measured on site, plus the number and size of panels and which ones slide.

System and series

The named aluminium system, not just “premium aluminium”. This is what determines sightlines and performance.

Glass make-up in full

Thickness, whether it is toughened or laminated, the coating and the surface it sits on, the cavity and the spacer type.

Hardware and gear rating

Brand, locking points, and the rated weight capacity against the calculated panel weight.

Finish

Powder coat colour or RAL reference, anodised, or dual colour with different shades inside and out.

Threshold detail

Flush or raised, and who forms the recess if it is flush. This single line has moved many budgets.

Scope of works

Removal, disposal, sealing, making good and final adjustment, each either included or excluded in words.

Lead time and warranty

Manufacturing and installation dates, and warranty duration split between system, glass and hardware.

What is usually excluded, and becomes an extra later

A low quotation is often a complete quotation for an incomplete scope. These are the items that most commonly reappear as a variation once work has started.

  • Removing and disposing of the old door. Especially where the existing frame is built into the structure rather than screwed to it.
  • Making good the reveal. Plaster, render, tiling or skirting damaged when the old frame comes out. The most frequent extra of all.
  • Structural work. A new or enlarged opening, a lintel, or head support for a heavy panel. This is builder's work and should be quoted as such, honestly and separately.
  • Forming a flush threshold recess. Cutting the screed and forming a drainage channel is not glazing work.
  • Electrical provision for motorised panels. Power routed to the head has to be there before the head is closed up.
  • Access and lifting. Getting large glass into a tower terrace or up a narrow villa stair can need a lift, a crane or extra labour.
  • Community approvals. Some developers and owners associations require an application before an external opening is altered.
  • Curtain, blind or track alterations. A new frame depth can change what fits above the opening.

Where a cheap quote saves its money

Cheaper is not automatically worse. But the saving has to come from somewhere, and it is worth knowing where, so you can decide whether you mind.

What moves your price up or down

These are the decisions with the largest effect on a sliding door quotation, roughly in order of impact.

Opening size

Area drives material, glass and labour together. The single biggest factor.

Panel count

Fewer, larger panels look better, weigh more and need heavier gear.

Glass specification

Coating, laminate, acoustic interlayer and thickness. Often the largest line item.

System family

Standard, slim-sightline, lift-and-slide or telescopic are different products at different rates.

Threshold

A flush drained sill needs work in the slab. A raised track does not.

Hardware level

Multipoint locking, soft close, motorisation and smart control each add.

Finish

Standard powder coat, bespoke RAL, anodised, or dual colour aluminium inside and out.

Access

Ground floor villa with a driveway, or a high floor with a service lift booking.

Going the other way, the reliable savings are: keep the existing opening size, choose a standard finish, accept one more panel rather than fewer larger ones, and specify acoustic glass only where there is actually noise.

Repair, refurbish or replace: the cost comparison

A surprising share of the people pricing a new sliding door do not need one. Before you buy, it is worth knowing which of the three you are looking at.

Repair

Rollers, carriages, brush seals, gaskets, handles, locks and alignment. By far the cheapest outcome, and it fixes most stiff, dropping or draughty doors. See sliding door repair in Dubai.

Glass replacement only

A misted or cracked sealed unit is replaced in the existing frame. Costs a fraction of a new door, because the frame, gear and labour of a full installation are not involved. See glass door repair.

Refurbish

New gear, new seals and a new sealed unit in a sound frame. Sensible where the aluminium is in good condition and the performance is the problem.

Replace

Correct when the frame is corroded or distorted, the system is obsolete and unserviceable, the opening is changing, or you want performance the existing frame cannot deliver.

Worth knowing: a door that has simply become hard to slide is nearly always a track and roller job, not a replacement. Ask for a service assessment before a replacement quotation.

VAT, deposits and payment terms in the UAE

The commercial terms matter as much as the rate, and they are where most disputes on a fit-out actually start.

  • VAT. The standard rate of value added tax in the UAE is 5%, administered by the Federal Tax Authority. A quotation should state clearly whether the figure includes it or excludes it. Two quotes on different bases differ by 5% before you compare anything else.
  • Deposits. A deposit is normal on made-to-measure work, because fabrication starts before anything is delivered. What matters is that the quotation says what it covers and what happens if the order changes.
  • Stage payments. A payment on order, a payment on delivery or installation, and a balance on completion is a reasonable structure. Paying everything upfront removes your only leverage.
  • Written variations. Any extra — structural work, a changed finish, an additional panel — should be priced in writing before it is carried out, not added at the end.
  • Warranty in writing. Duration, what is covered and who to call. A verbal warranty is not one.
  • A named contact. Someone who will answer the phone in year three, not just in week one.

Structural or façade alterations may also be subject to the rules that apply to your building. The Dubai Building Code published by Dubai Municipality is the reference point, and in an apartment or managed community the developer or owners association will have its own approval process.

How to compare three quotes in fifteen minutes

A short, repeatable method. Do it on one sheet of paper and the right answer usually becomes obvious.

1. Put them on one basis

Write the opening area once, then divide each total by it. You now have three rates per square metre instead of three unrelated numbers.

2. Normalise the VAT

Add or strip 5% so all three are on the same footing.

3. Tick off the scope

Removal, disposal, sealing, making good, threshold, disposal of packaging. Any missing line is an extra you will pay later, so add an allowance for it now.

4. Compare the glass line

Toughened or laminated, coated or clear, cavity and spacer. Two quotes with different glass are not two prices for the same door.

5. Compare the gear rating

Panel weight against rated capacity. If one supplier cannot state both, that quote is not finished.

6. Read the warranty

Duration and who honours it. A ten-year warranty from the company that also fabricated and fitted the door is worth more than a longer one passed along a chain.

Almost every time, the cheapest quote turns out to be the one missing either the glass specification or the making good. Once both are added back, the spread between serious suppliers is usually much narrower than it first looked.

  • Ultra-slim and telescopic systems sit above standard sliding, because of the gear, the glass sizes and the structural coordination involved.
  • Repairs are quoted separately and are a fraction of replacement, which is why we assess before we propose.
  • Everything is confirmed in writing after a free site visit, with the specification attached to the price.
Why we will not price over the phone: the two things that move a sliding door price most — the real measured opening and the condition of the structure around it — cannot be established in a phone call. A number given without them is a number that will change.

Spend: the glass

Double glazed with a solar control coating. It affects comfort and running cost every day for twenty years.

Spend: the gear

Rollers and carriages rated comfortably above the panel weight. This is what determines whether the door still works in year eight.

Spend: making good

The difference between an installed door and a finished opening. Nobody ever regretted paying for it.

Save: panel count

One extra panel across the same opening reduces glass size, weight and gear cost, at the price of one more interlock in the view.

Save: the finish

A standard powder coat colour costs less than a bespoke RAL and performs identically.

Save: motorisation

Only worth it where panel weight genuinely makes manual operation uncomfortable.

Save: acoustic glass

Specify it on the road-facing elevation only, not throughout the house.

Save: phase the work

Do the main living opening properly this year and the secondary ones next, rather than all of them cheaply now.

How much does sliding glass door installation cost in Dubai?

It depends on the measured opening size, the number and size of panels, the glass make-up, the system family, the threshold type, the hardware level and the finish. A number given before the opening is measured is a number that will change.

Is sliding door installation priced per panel or per square metre?

Both are used, which is why quotations rarely line up. Per square metre is the most comparable basis, because a panel is not a fixed size. Divide every quotation by the same opening area and compare the resulting rate, and make sure all of them are on the same VAT basis.

Does the price include removing my old sliding door?

With us, removal and disposal are stated in the scope of works so you can see whether they are in or out. Elsewhere it is one of the most commonly excluded items, along with making good the reveal afterwards. Always check both lines before comparing totals.

Why is one quote so much cheaper than the others?

Usually because of the glass, the gear rating or the making good. Single glazing instead of double, no solar control coating, a frame that is not thermally broken, or rollers rated at the panel weight rather than above it all reduce the price and show up later as discomfort or service calls.

Should VAT be included in the quotation?

The standard UAE VAT rate is 5%, and a quotation should state clearly whether the figure includes or excludes it. Two otherwise identical quotes on different bases differ by 5% before you have compared a single specification line.

Is it cheaper to repair a sliding door than to replace it?

Almost always, and a large share of replacement enquiries turn out to be repairs. Stiff, dropping or draughty doors are usually a track, roller or seal job. A misted sealed unit is replaced in the existing frame for a fraction of a new door. We assess before proposing a replacement.

How much does replacing just the glass cost compared with a whole door?

Far less, because the frame, the gear and the full installation labour are not involved. If the aluminium is sound and only the sealed unit has failed or cracked, glass replacement is the correct answer and we will say so.

Do I need to pay a deposit?

A deposit is normal on made-to-measure work because fabrication begins before anything is delivered. What matters is that the quotation says what the deposit covers, and that the balance is tied to delivery, installation and completion rather than paid entirely upfront.

Are ultra-slim sliding doors much more expensive than standard ones?

They sit above standard sliding, because of the gear needed for larger panels, the glass sizes involved and the structural coordination at the head and threshold. Whether the difference is worth it depends on how much of your view the interlock occupies.

How does a sliding door compare with a bifold on cost?

They are priced differently, so compare installed totals for the same opening rather than rates. Our aluminium bifold systems start from AED 2,500 per panel. A slider typically has fewer moving parts and better sealing per panel; a bifold clears more of the opening.

What is usually left out of a low quotation?

Removal and disposal, making good the reveal, forming a flush threshold recess, structural work such as a lintel, electrical provision for motorised panels, and access or lifting costs. Each reappears later as a variation if it was not priced at the start.

Can I get a fixed price before a site visit?

We would rather not, and you should be wary of anyone who does. The measured opening and the condition of the structure around it are the two largest cost factors, and neither can be established over the phone. The site visit is free and takes very little time.

Does a longer warranty cost more?

It reflects a real cost, because someone has to honour it. What matters more than duration is who honours it: a 10-year warranty from the company that fabricated and installed the door is worth more than a longer one passed along a chain of suppliers.
