Triple glazing is often oversold here. It adds weight, which means heavier hardware and more strain on hinges over years of operation. On a shaded or east-facing opening it rarely repays the premium. On a fully exposed west elevation it can.

3. Toughened or laminated

Both are safety glass and both are required in different situations, but they fail differently. Toughened glass shatters into blunt granules. Laminated glass holds together on an interlayer, which is why it performs better for security and for anything at height.

  • Toughened: the default for bifold panels. Minimum 6–8mm.
  • Laminated: worth specifying on ground-floor openings for security, on balconies for retention, and anywhere acoustic performance matters — the interlayer dampens sound.
  • Both: toughened-laminated is available where you need impact resistance and retention together.

4. Privacy: frosted, tinted or switchable

Frosting and tinting are permanent. Switchable smart glass turns from clear to opaque on demand, priced around AED 3,800 per square metre — a serious premium, but the only option that gives you both the view and privacy on the same panel. Tinting deserves a warning: a heavy tint reduces glare but also reduces the daylight you paid a large glazed opening to get. Low-E does more for heat with far less impact on light.

Three Specification Mistakes That Show Up Later

  • Clear glass with no Low-E on a west elevation. The most expensive mistake available, because you pay for it on every cooling bill for twenty-five years.
  • Heavy tint instead of Low-E. Reduces the daylight you bought the opening for, without solving the heat properly.
  • Triple glazing everywhere. Heavier panels, more hinge strain, and on a shaded elevation it buys you very little.
